The Property

48 Mill Street is a detached extended three-bedroom house situated on the arterial road leading into Wem from Shrewsbury.

The property is entered through a partly glazed uPVC entrance door into the large porch which has a storage cupboard. The porch roof is single pitched. The front door leads into the reception hall, at one end of which is the cloakroom with a toilet and wash hand basin.

The large living room, which has dual aspect windows, is entered through doors leading from the hall. There is a built-in fireplace in the living room, with a tiled hearth. A door at the far end leads out to the rear patio.

There is a separate dining room to the property, which can be accessed both from the lounge and the hallway. The dining room and the kitchen were extended some years ago.

A door from the dining room leads to the spacious kitchen / breakfast room.

The kitchen has a range of fitted wall and base units, with contrasting worktops over, one-and-a-half bowl sink unit with a mixer tap and a double oven. There is space and plumbing in the kitchen for a washing machine, refrigerator and a dishwasher.

Thekitchen also includes a breakfast bar near the entrance door from the dining room, with a cupboard either side, one of which serves as a pantry. The boiler is also situated here. There is direct access to the kitchen through the side door, bypassing the front entrance.

Stairs from the reception hall lead up to the first-floor accommodation.

The master bedroom benefits from fitted wardrobes and dual aspect windows.

There are two further bedrooms, also with fitted wardrobes. A small wash hand basin is fitted in one bedroom. Access to the loft is from the middle bedroom.

The family bathroom is fitted with a peach-coloured suite consisting of a bath, wash hand basin and WC. There is a shower over the bath. The window is fitted with frosted glass.

The property is entered directly off Mill Street. The front yard is laid with tarmacadam for the most part, providing parking for at least three vehicles, with mature shrubs and bushes along the concrete post-and-panel fencing and gravel borders.

A concrete path by the side of the garage leads through to the fully enclosed rear garden, which is bounded by concrete post and wooden panelled fencing all round.

The low-maintenance garden is largely laid to lawn, with shrubs and bushes along the borders. There is a patio area which is also accessed from the living room, as mentioned before.

The Local Area

The property is situated on Mill Street, which is the main road leading into Wem from Shrewsbury. It is within convenient walking distance of Wem town centre and the local shops and amenities. There are excellent doctors, dentists, schools and independent shops within the town, as well as a supermarket and a good selection of pubs and eateries.

The larger towns of Shrewsbury and Whitchurch are only a few miles drive away, and there are rail links directly from Wem Station to Crewe to the north, and Shrewsbury, Birmingham and London to the south.
