Our experienced staff will carry out an appraisal of your property and advise you of the potential rental market value.

Advertising and marketing of the property will be done through display in our town centre shop window; on our website www.harfitts.co.uk; regular local press advertising together with extensive national advertising on Rightmove.co.uk.

We offer two standard types of package to suit your needs, these being a Lettings Only package or Complete Management package, and dependant upon the level of assistance you require our services may include any of the following:-

• Advertising & Marketing of the property to let
• Interviewing and taking up references of prospective tenants
• Preparing a Tenancy Agreement and service of the prescribed Statutory Notice
• Preparing an Inventory of the property and its contents
• Collection from the in-going tenant(s) of a security deposit and collection of first month’s rent
• Attending to payment and repayment of the security deposit through the Deposit Protection Service
• Collection of ongoing rental payments
• Overseeing the day-to-day management of a property during the period of Tenancy
• Paying Bills on your behalf from the proceeds of rent
• Dealing with queries or problems arising during the course of each Tenancy
• Making periodical inspections of the property and dealing, if necessary, with claims for dilapidation at the end of the Tenancy
• Providing a full periodic Statement of income and expenditure

Energy Performance Certificates

If you require us to, we can arrange for an accredited Domestic Energy Assessor to carry out an assessment of your property and supply you with a fully compliant Energy Performance Certificate.

Each Certificate will last for 10 years unless major renovation work is carried out on the property.
