The Property

Mill Barn is a spacious, centrally heated barn conversion situated in a pleasant residential area close to the centre of Prees village in North Shropshire.

The property is entered through the double-glazed uPVC main door which is flanked by wide, partially-glazed side panels that let in light to the entrance hall which has a radiator and tiled floor. There is also access to a small, loft-style storage area above.

The living room and kitchen can be directly accessed through doors from the entrance hall.

The spacious living room has a large Inglenook fireplace with a Clearview log burner installed on a stone hearth.  A wooden beam forms the mantel above.  There is a double-glazed window to the front aspect with radiator below.

The living room opens out naturally into the dining area which also has a radiator.  Panel-glazed double doors from the dining room lead through to the breakfast area and kitchen, both of which have tiled floors.

The kitchen is modern and has fitted units with solid oak doors below a tiled splashback. Units include an integrated fridge-freezer and dishwasher. There is an inset stainless steel sink and drainer unit with waste disposal together with a stainless steel, 5-ring, dual-fuel Range Cooker. Access to the rear garden is through a partially glazed uPVC door.

The rear hallway leads through to a utility room which has space and plumbing for a washing machine.  The oil-fired boiler is also housed here.  There is a radiator and partially-glazed uPVC door, giving an additional access to the rear of the property.

Off the hallway is bedroom three which has a double glazed window to the rear, radiator and also a bi-fold door to a WC and wash basin.

Carpeted stairs lead from the breakfast area to the first floor.  The landing has exposed brick walls, feature timbers and a radiator.  From here, doors lead off to:

- the master bedroom, which has exposed timber roof beams, a double-glazed window and radiator to the rear and a feature single-glazed half-round window to the side. There is also a small loft area in this bedroom.  The en-suite shower room is fitted with a shower cubicle, modern white wash basin and low-level corner WC.  The floor is tiled.

- the second bedroom, which also has exposed timber roof beams, a double-glazed window and radiator to the front, and ample storage space.

- the family bathroom, which has exposed timber roof beams, a Velux roof light and radiator. The modern suite comprises a full-sized ‘P-shaped’ bath with shower over, wall-mounted WC and wash basin. The floor is tiled and the walls have feature tiling around the units.  There is an illuminated, wall-mounted mirror together with shaver point.

The front driveway is tarmac and provides ample parking space for more than two cars.  There is a wood shed and metal storage unit for gas bottles.

The rear of the property is fully enclosed and has a paved patio area leading to the garden which is predominantly laid to lawn with mature shrubs and planted borders.

The boundaries comprise concrete posts and panel fencing.  There are two garden sheds and this is also where the bunded oil-storage tank is situated.

The Local Area

Mill Barn is set in a peaceful location close to the centre of Prees village, which has a thriving community with a village convenience store/post office, newsagents, a doctor's surgery, hairdressers, excellent recreational facilities, a church and a primary school.
