Spenford House is an impressive Grade II Listed part-timbered former farmhouse, believed to date back to the early 17th to mid-18th Century. It has a wealth of period features, with exposed wall and ceiling beams in many of the rooms. 

The solid oak front entrance door of Spenford House, opens in to the entrance vestibule which has a cloakroom/WC with exposed beams to the wall and an oak boarded floor.

A further door leads into the spacious dining room which has a beamed ceiling, a corner brick fireplace with a tiled hearth, and an oak staircase rising to the first floor.

The large sitting room has a feature corner sandstone and brick fireplace. The drawing room is probably the most impressive of the downstairs accommodation, with a beamed ceiling and a splendid brick inglenook fireplace. This fireplace has an old bread oven and a hearth with a dog grate and canopy over. The secondary staircase is accessed through a doorway in this room.

 

The kitchen is a large, almost square room, with extensive fitted work spaces with wood trim and tiled splashback. There is a built-in ceramic hob unit, built-in dish washer, and integrated fridge and freezer units, as well as a modern double oven, and cream-painted storage cupboards. The rear entrance porch has space and plumbing for a washing machine.

Stairs lead from the dining room to the first floor galleried landing which has exposed beams in the ceiling. From here, doors lead off to:

The principal bedroom, with exposed oak wall beams, pedestal wash hand basin with tiled splashback, and a large fitted wardrobe as well as a storage cupboard.

There are three further bedrooms, with beamed ceilings and exposed beams to the walls. Bedroom 4 is also accessed from a staircase leading up from the drawing room. This bedroom houses the airing cupboard with hot water cylinder and immersion heater. Access to the loft space is also from this bedroom.

The timber frame conservatory, which is accessed from the dining room, is built off a brick plinth and has a tiled floor and double glazed windows. Twin French doors lead out into the peaceful, large rear garden.

Outside

The property is approached through wrought iron twin entrance gates hanging on brick pillars topped with decorative stone lions. A gravelled driveway sweeps across the front of the house and extends down the side to a parking area.

The gardens are predominantly laid to lawn with flowering shrubs, flower beds, hedges and decorative archways. The main area of lawn incorporates a number of mature trees including yew and a flowering cherry, and a water feature. From the main lawn, a mature beech hedge with two archways gives access to a small orchard with a seating arbour and a selection of fruit trees. A former vegetable garden behind the garage also includes a timber frame greenhouse.

To the rear, adjacent to the conservatory, is a gravelled seating area with raised brick sun terrace and BBQ area. There is a lean-to timber and corrugated iron store, as well as a separate log store.

The Local Area

Spenford House is set on the fringe of the conservation village of Loppington, which has a thriving community with pub, post office, village hall and church in the village. The property enjoys wonderful views towards Grinshill, and the surrounding areas. The market town of Wem is close by, with excellent doctors, dentists, schools and independent shops within the town, as well as a supermarket and a good selection of pubs and eateries. The larger towns of Shrewsbury and Whitchurch are only a few miles drive away, and there are rail links directly from Wem Station to Crewe to the north, and Shrewsbury, Birmingham and London to the south.
